This is with reference to an article published by you. You may have learned recently of the accusations against Inspector General (IG) of Greyhounds, PSR Anjaneyulu, fondly called PSR/Anjan. PSR has been one of the few to have survived the tough terrain of Vijayawada as Commissioner of Police where he managed to curb unlawful activities during his tenure. As CP he reduced campus violence by enforcing the removal of `loyalty stickers from motor bikes, carried out a drive against ragging, removed decades old names of `history-sheeters from crime registers so that they could lead a normal life, broke the back-bone of blade criminals involved in thefts and injuring people and generally made life secure for people of Vijayawada. He also brought about a change within the police department ensuring that those coming to file complaints or facing charges were treated decently by being greeted and offered water. This did not go down well with many criminal elements and others. In the light of this it is not surprising that he was embroiled in the SMS scandal where he has been accused of harassing a lady doctor. In a bout of irresponsible reporting the media has sensationalized the issue and have tarnished the image of an honest officer. PSR had also rubbed a prominent politician the wrong way by reprimanding him for holding a press conference in the CPs office and by refusing to give him additional security when he was out of power. It is alleged that he is the one who is orchestrating the current campaign against PSR. Here are some facts to establish tarnishing of PSR image: All SMS sent by PSR were in reply to the lady doctors SMS. PSR, being a seasoned officer had figured out the plot. He was leading this lady on to reveal the true source behind the well orchestrated drama. Before he could do so, a biased one-sided story was played on electronic media. Why would PSR agree to be interviewed on a TV Channel after the scandal broke out?? He could have just declined to comment like many others do. But, he chose to come before the people, because he had nothing to fear about and had done nothing wrong. Those familiar with his ways of his functioning also know that he makes himself highly accessible to each and every citizen, to the extent of giving away his cell phone number, to ensure that everyone who needs his help is able to reach him. The timing of the scandal is also questionable, as PSR had already applied for a long leave just four days before his eventual transfer to Hyderabad. A study conducted by an independent organization, Guardians Human Civil Rights Forum, (www.ghcrf.com) casts some light on the issue. It finds that people of Vijayawada believed that the CP was an upright officer who made criminals uncomfortable. Girls and women believed that he has been a victim of political vendetta. Chesapeake Bay Retrievers Have A Unique Story In The History Of Dogs

Chesapeake Bay Retrievers are thought by many to be the ultimate waterfowl dogs. Their toughness, intelligence, and huge capacity to work long hours in extreme conditions is legendary. When did the breed begin and how was it developed?

The Chessies origins go back to 1807. It was in that year that the crew from a British ship was rescued as the ship sank in the Chesapeake Bay. Among the rescued were two Newfoundland puppies. George Law, who served on the rescue ship, the Canton, bought the puppies from the British ships captain. The male was named Sailor and the female called Canton. Because Laws was returning to sea, he gave the puppies away to two different owners. Eventually, both animals ended up with owners who were heavily involved in waterfowl hunting.

Chesapeake Bay Retrievers were developed from these two Newfoundlands. Other breeds that contributed to the Chesapeake were English Otter Hounds, Flat Coated Retrievers, Curly Coated Retrievers and the local coonhounds. The breeding was not as tightly controlled and documented as is today. It's unclear if Sailor and Canton were ever bred with each other. Even if they weren't, some of their offspring certainly were.

The primary qualities that were bred for in the early days were aimed at function, not appearance. The most important of these qualities were the ability to work in freezing, often icy, water and the ability to retrieve. Besides these two qualities, the animals had to have a great deal of endurance and the desire to work.

Some of the owners of the new Chesapeake Bay Retrievers were commercial hunters. At the time that Chessies were being developed, enormous flocks of birds were common. There could be thousands of birds in a flock. Since there weren't hunting limits placed on the hunters, they would often shoot hundreds of birds a day. All of the dead and wounded birds had to be pulled from the icy waters where they fell. This was exhausting work but the Chesapeake proved to be up to the task.

When the giant flocks of ducks and geese began to disappear, the breeding requirements changed. Breeding was no longer solely focused on function. Appearance became a bigger factor. In fact, at one time there seemed to be a split in the breed. Some breeders were breeding for appearance and the show arena. Others didn't seem to really care what the dogs looked like. To them, all that mattered was how it performed in the field. Fortunately, these two different outlooks have merged. The physical appearance and other physical attributes became increasingly standardized over the years. The American Kennel Club recognized the breed in 1878.

The reputation of the Chesapeake Bay Retrievers began to spread beyond the Mid-Atlantic States. Besides both coasts, other areas, including the American West, began producing top quality animals. In 1918 the American Chesapeake Club was established. The goal of this organization is to promote the breed and to educate people about the breed.

Graduation. It is an important event no matter if happens at the end of preschool, high school or medical school. I found out that Mama had broken her pelvis. She was in the hospital now. Her doctor did not want to operate due to her age. That meant natural healing and a very slow recovery. Her doctor gave her a choice of rehabilitation at her home or a nursing facility. My Mama wanted the first. We, the children, wanted the latter. We knew it would be easy for her to accept the first because she would be in her comfort zone. Yet, I knew she had in the back of her mind that she would never leave that nursing home if she went there (so many of her friends never left the nursing home). My Mama is an active person. Can you imagine being bedridden and not active? She had worked all her life. Depression sets in because the recovery is slow. I felt Mama may not get over this hurdle of life with all the pain of rehabilitation or little independent to do what she wants, when she wants. Do We Rely Too Much On Electronic Parts

Just an innocent question and one that I don't have any for sure answers to but one that deserves at least some thought. I am thinking them number one because my lovely brother-in-law has me writing these joyous articles for him as his employee and also because electronic parts are one of the most frustrating parts for me of the technology boom that has happened in the last 100 (but way more quickly in the last 30) years.

What frustrates me so much about electronic parts? Well for one thing I don't understand them and don't have the power therefore to fix them or to at least know what needs to be fixed, what kind of effort it will be, and maybe most importantly how much it should cost to fix it. It is this way with any system that you don't understand and it frustrates me to no end because people who do understand can't be trusted oftentimes and we end up paying for being ignorant.

Electronic parts also have a habit of breaking at the worst times, and the more we rely on them the worse it is when they unreliably quit working properly. They are so unexpected because often they go from working fine to not working at all. There is no way to do preventative maintenance as a result and so you are always blindsided and left stranded especially if it doesn't happen during convenient business hours.

Another aspect of these frustrating little tools we call electronic parts is that they make the products that we buy that contain them very unreliable from one product to the next. What I am referring to I will try to explain by example. You see right now I am trying to make a wise purchase of a PDA phone and am having trouble as I am getting mixed messages over all on the reviews of the different phones. The problem is that people have such different experiences from one phone to the next in the exact same line and model. This I attribute mainly to the unreliability of the electronic components.

So what are we to do? Well maybe technology should be developed that does give us warning before a part actually fails. Some sort of easy to read meter that gives you a chance to get your car in for a change of the electronic parts are failing. This would make all the difference I believe. The other part of it would be to have more regulation over the parts makers so that they would be forced to produce parts more reliably so that you could be more confident when you buy.

Price Sensitivity

An analysis of price sensitivity involves changing a property's sale price in increments over a range of outcomes so you can evaluate such things as the cash requirement, loan amount, mortgage payment, cash flow, cap rate, and cash on cash return (depending on the real estate investment software you're using) resulting from that change.

For example, suppose the asking price for a property is $500,000 and you want to know what the cap rate becomes if the price were reduced (or raised) in increments of maybe $1,000, $5,000, or $10,000. Simply input an amount to "step" the sale price (say, $5,000), and the sensitivity analysis will display a range of prices in increments to that step, i.e., 505,000, 510,000, 515,000, etc. along with the resulting cap rate for each one of those sale prices.

Down Payment Sensitivity

Suppose you want to determine the cash on cash return based upon a range of down payment amounts. Let's say, for instance, an income property will produce a 5.5% cash-on-cash return with a down payment of $150,000, but you want to know how much of a down payment is required to achieve a 6.5% cash-on-cash return.

As before, to create the sensitivity analysis table, you simply input an amount to "step" the down payment. Depending on what real estate investment software program you're using, you should be able to determine the results for the cash on cash return along with your cash requirement, mortgage payment, debt coverage ratio, and annual cash flow for each down payment amount.

Loan-to-Value Sensitivity

The loan to value sensitivity is a good way for you to determine the monthly loan payment based upon a range of loan amounts and interest rates. It's the same procedure as before but in this case, to create the sensitivity analysis, you want to step the loan amount and the interest rate.

Let's say you want to evaluate the monthly loan payment for a range of loan amounts at various interest rates such as $300,000, 310,000, and 320,000 at 6.0%, 6.125%, and 6.25%. In this case, you input a dollar amount to step the loan and then a percentage to step the interest rate, and Viola!
